New, Lego-like ‘stacking’ for urban construction

AC Hotel NULU is set to open in spring 2018. With the end of the year nearing, many are curious about the unconventional, and seemingly delayed, construction on site.
Largely unknown to the general public until now, the construction of this hotel has been underway in Liverpool, PA for months. Out of a manufacturing facility, rooms have been produced as modular units and transported to the site. Here, they are ‘stacked’ like Legos to construct the hotel. Today, invited guests were able to witness this process. Click here to see the video.

Modular stacking has proven to be a green practice, cost and labor efficient, and timely. The city of Louisville is excited to witness the culmination of such strategy and to see how innovative construction practices may take hold in the future.

There is nothing like learning from the best.  Students in The School of Hospitality Business at Michigan State University recently welcomed Visiting Leader Mark Laport to the classroom, where he shared what he has learned in co-founding and serving as president and CEO of Concord Hospitality Enterprises since 1985.  Mark spoke in Dr. A.J. Singh’s HB 382 – Real Estate Investment Management class, as well as Dr. Ron Cichy’s HB 451 – Emerging Leadership Journey and HB 489 – Hospitality Business Strategy classes.  He also met with members of The School’s Real Estate Investment Club.

he start date for a 152-room hotel AC Hotel in Nulu has been pushed back to early 2017 to better align its completion to the reopening of the Kentucky International Convention Center in summer 2018.

Ron Turnier, president and CFO of Creation Gardens Inc. and a member of the development team for the hotel, said Thursday that the project also was pushed back to better benefit from the start of a streetscape project in NuLu.

The $38.6 million AC Hotel NuLu is planned on a vacant lot at 725 E. Market St., near the corner of East Market and Shelby streets. Proposed amenities include a rooftop bar, parking garage garage and retail space.

AC Hotels was founded in Spain in 1998. It has about 100 locations, primarily in Europe. Louisville will become one of a handful of U.S. cities to host an AC Hotel, joining Chicago, Kansas City, Miami Beach, New Orleans and Washington, D.C.

Turnier and his wife, Mollie Turnier, have been working with Raleigh, N.C.-based Concord Hospitality Enterprises Co. for more than two years on the project as part of the Louisville-based 725 Partners LLC. #5. Hotel companies among best millennial workplaces: Fortune has released its latest list of the 100 best workplaces for millennials, based on a survey of more than 88,000 members of that generation, and several hotel companies have made the cut.

The highest ranked hotel company on the list is Kimpton Hotels & Resorts, which came in at 17th place. The other hotel companies to make the list were Hyatt Hotels Corporation (47th), Hilton Worldwide Holdings (60th), Concord Hospitality Enterprises (84th), and Four Seasons Hotels & Resorts (94th).

Construction has begun on two linked hotels at the site of the former University Plaza Hotel and Conference Center near Ohio State University in Columbus.

Site preparation and demolition work began in June at 3110 Olentangy River Road to make way for a 240-room full-service Marriott Hotel and a 114-room Residence Inn being developed by Columbus-based Continental Real Estate Cos. and Concord Hospitality Enterprises Co. of North Carolina.

The twin-brand property, a first for the Marriott chain, is expected to be ready late next year. The project’s cost is pegged at about $50 million.

The University of Dayton announced today that, in partnership with Concord Hospitality of Raleigh, North Carolina, it has purchased and will upgrade the Dayton Marriott Hotel at the western gateway to campus.

The University and Concord will jointly own the property, which was purchased for $18.5 million. Concord will operate the hotel on South Patterson Boulevard and oversee its renovation. It will remain a full-service Marriott hotel.

Some of my colleagues in the hotel industry will likely insist that green development fattens the cost of construction, but frankly, the argument is as old and out-of-date as the mullet some of us sported in the 70s. Truth be told, green building practices and attaining LEED certification is reasonably easy, cost effective, forward thinking and simply the right thing to do.
